Calle Delgado and Via de Agua is the area surrounding the San Juan Hills Golf Club, just south of the I-5. This part of San Juan Capistrano has an average home selling price of about $700,000, making it one of the more accessible neighborhoods in Orange County for new homebuyers. Most of the homes here are in the medium- to large- range, with at least three bedrooms, but very often featuring many more. This neighborhood is also very pedestrian-friendly and you will find that many local residents are able to walk or bike to work.
City Center lies along the I-5 and includes the neighborhoods on the Ortega Highway, as well as Camino Capistrano. This area is by far the best source for less expensive homes within Orange County. Buyers will find many smaller and medium-sized houses in City Center, and a high number of condo options are also available. The average selling price for a home in this neighborhood is about $400,000.
Del Obispo Street and Calle Aspero is at the east end of Camino Avion and it stretches south to Stonehill Drive. There is a nice blend of one- and two- story homes here that start at around $500,000 and that generally top out at around $2 million. Stables can often be found on the properties east of the freeway and lush, established gardens are common.
